What a bond clean costs in Townsville by property size, what should be included, the add-ons that change the price, and how to avoid paying for it twice.

An end of lease clean is one of the few cleaning jobs where the result is formally inspected by someone whose job is to find faults — and where getting it wrong costs you part of your bond. That’s why it’s priced differently from a normal clean, and why the cheapest quote is often a false economy.

Most bond cleaners quote a fixed price for the whole property rather than an hourly rate. That’s better for you: you know the cost upfront, and the cleaner carries the risk if it takes longer.

What pushes the price up

  • Heavy oven build-up. A badly baked-on oven can take an hour on its own.
  • Pets. Hair in carpets, tracks and flyscreens, and marks at dog height.
  • Smoking. Nicotine film on walls, blinds and light fittings needs specialist products and a lot more time.
  • Mould. Common in Townsville after a wet season, especially in bathrooms and wardrobes.

If a quote doesn’t list these, ask:

  • Oven, including racks, trays and the glass door
  • Rangehood and filters degreased
  • Cooktop, splashback and dishwasher
  • Inside every cupboard and drawer, kitchen and bathroom
  • Showers, screens, toilets, vanities and mirrors, descaled
  • Exhaust fan covers
  • Interior windows, sills, tracks and flyscreens
  • Skirting boards, door frames, light switches
  • Ceiling fans and air conditioner filters
  • Walls spot-cleaned
  • Floors vacuumed and mopped

Ask what happens after the exit inspection

Before you book, ask any bond cleaner: “What happens if the property manager raises cleaning issues at the exit inspection?” Some include a return visit in the price, some charge for it, and some don’t offer one. None of those is wrong, but you should know which you’re getting before you pay.

Whatever the answer, a few things make any follow-up much easier:

  • Keep the property empty and unused after the clean.
  • Ask the agent for the written exit report, not a verbal summary.
  • Pass it to the cleaner straight away.
  • Check the items raised were within the scope you agreed.

A cheap clean that misses things can end up costing you twice — once for the clean, and again in bond deductions.

How to avoid paying twice

  1. Book the clean after the removalists. Never clean a half-full house.
  2. Tell the cleaner about anything unusual — oven condition, pets, mould, smoking. Surprises on the day either blow the price out or get skipped.
  3. Get the scope in writing, and ask what happens if the agent raises issues.
  4. Take date-stamped photos of every room after the clean, for your own records.
  5. Don’t move anything back in until the exit inspection has cleared.
  6. Attend the inspection if you can, or ask for the report straight away.

Should you do it yourself?

You can, and plenty of people do. If you’re organised, have a full day and the right products, and the property has been well maintained, it’s achievable. But be realistic: a three-bedroom house is typically 6 – 9 hours for two experienced cleaners, and if the agent isn’t satisfied it’s back to you.
